DeSoto Park North – July 2026 Community Update
Progress on the 50-Year Recertification Project, clubhouse improvements, community maintenance, and upcoming Board decisions.
Dear DPN Residents,
As we begin the month of August, we would like to share a summary of the work completed throughout July and keep everyone informed about the progress of important projects and improvements within our community.
50-Year Recertification Project
The structural restoration project continued to move forward throughout July. The contractor completed and continued work involving:
- Post-tension cable replacements.
- Balcony concrete repairs.
- Balcony slope corrections.
- Waterproofing preparation.
- Installation and removal of temporary dust walls.
The Board recently met with the contractor and project engineer to review the progress of the project. During that meeting:
- The balcony slope Change Order was approved.
- The black handrail color was selected for the project.
At the next Board Meeting, the Board will also discuss the future of the balcony screen framing that had to be removed to complete the structural restoration work. The Board will review the available options, including reinstalling the existing screens, replacing them with new screens, or leaving the balconies without screens.
Clubhouse Improvements
Several improvements were completed at the clubhouse during July, including:
- Complete ceiling renovation.
- Installation of new LED lighting.
- Complete interior painting.
- Installation of new curtains.
- Deep cleaning of the furniture and carpet.
- Cleaning of the exterior clubhouse area.
These improvements are part of the Association's continued effort to enhance our community facilities.
Community Maintenance
Throughout July, our maintenance staff completed numerous preventive maintenance and repair projects, including:
- Monthly replacement of common area A/C filters.
- Laundry equipment repairs.
- Preventive elevator maintenance.
- Roof gutter cleaning.
- Pressure washing of the clubhouse windows and surrounding common areas.
- Asphalt patchs near Building 9.
- Exterior and interior lighting repairs.
- General maintenance throughout the property.
Storm Drainage Project
Management has completed the collection and review of proposals from several contractors for the storm drainage project.
All proposals and findings have been presented to the Board. The next phase of the storm drainage project will be discussed and determined at the upcoming Board Meeting.
Hallway Carpet Cleaning
The hallway carpet cleaning has been rescheduled for Thursday, August 6, for Buildings 7 and 8.
Please remember to remove your entrance mats before the cleaning begins. Neither the contractor nor the Association will be responsible for mats left in the hallways during the cleaning process.
Hallandale Community Candidate Forum
On July 31, DeSoto Park North had the pleasure of hosting the Hallandale Community Candidate Forum, providing residents with the opportunity to hear directly from the candidates and ask questions about issues affecting our community and the City of Hallandale Beach.
The Board would like to extend a special thank you to Board Member Lara Beresteanu for her dedication and hard work in organizing this event and for her continued commitment to keeping our community informed and engaged.
