The owner(s) of each Unit shall be entitled to one (1) vote on each issue which comes before the condominium association requiring unit owner approval. If a unit is owned by more than one person or by an entity (i.e., a corporation, partnership or trust), the unit owner shall file with the association a voting certificate designating the person entitled to vote for the unit. There is a total of five hundred thirty four (534) votes in the Condominium. The designation made by voting certificate may be changed at any time by the owner(s) of the unit. Unit owners should be aware that most day to day decisions of the association are made by the board of directors (and do not require a vote of unit owners). In order to establish harmony in the community, the condominium documents establish certain restrictions on the permitted uses of units. The units may be used only for residential purposes or as a home office, subject to these restrictions. Various restrictions exist regarding the units including, but not limited to, restrictions regarding the changes and alterations to the units, pets, occupancy, and floor coverings. Please refer to the Section 17 of the Declarations for additional restrictions and further details. For additional information as to restrictions, please refer to Article 17 of the Declaration of Condominium and the Rules and Regulations, as the same may be amended from time to time.
No portion of a Unit ( other than an entire Unit) may be rented. Leasing of Units shall be subject to the prior written approval of the Association. ). No lease of a Unit shall be for a period of less than six (6) months and there shall be no more than two (2) leases of a Unit in any calendar year (i.e., not more than (2) leases shall commence during any calendar year). For additional information as to restrictions, please refer to Article 17, Section 17.8 of the Declaration of Condominium and the Rules and Regulations, as the same may be amended from time to time.
Tenant
A tenant, renter or lessee is a person(s) who pays a fee to the owner to live in the unit for a specific period of time as defined by a contract to lease. All tenants are registered with building management. For the purposes of this document a renter is a resident. All renters need to be processed and approved by the Association in order to gain access to the amenities. If an illegal renter (and individual who is not properly screened by their respective association) is identified utilizing any of the amenities the owner will be subject to maximum fines and/or suspension of use rights. Any rental applicant who is not a U.S. Citizen is subject to additional foreign background screening processes from their respective countries. The renter applicant is required to pay for any and all additional screening fees.

Resident
A resident, collectively defined, is a person(s) who lives in a condominium unit longer than 30 days. The term used is all inclusive of owners and tenants. All residents must complete an application and screening process as outlined by management for the purpose of building security and safety as well as exclusive use of facilities offered in common elements of the property. Residents have full access to the Association facilities and amenities provided their monthly maintenance fees are current. Nonpayment of dues may result in denial of the use of non-living amenities at The Association.

Guest
A guest is a person(s) invited on behalf of the resident and has signed in or registered at the buildings front desk. Guest registration is a mandatory requirement. Any guest who refuses to register at the front desk will be escorted off of the property. Residents must be with their guests at all times when using the amenities.

Residents wishing to have a guest accompany them to the common element amenities shall be subject to the following limitations: - Each unit shall be allowed maximum guests of four (4) to utilize the facilities per day.
- Each unit shall be allowed a maximum of two (2) guest vehicles to be parked with valet.
- Each guest shall be required to register with the front desk prior to entry into the common elements.
- Daily charges may apply for the use of amenities by guests as determined by the Board of Directors.
Register his/her pet with the Residences on Hollywood Beach Management office. Residents must register their pets at the management office prior to moving into the complex or within 10 days of acquiring their pet. There is a one-time pet fee of three hundred and fifty dollars ($350.00) for each pet with a maximum of 2 pets (cats and / or dogs) allowed per unit. Pet weight restriction is max 20lbs. per pet. Failure to register a pet on time will be considered a violation of these rules without exception, and the Management Office will star immediate procedures for removal of a pet or commence eviction procedures.
Pets are strictly forbidden in the pool area and common elements. All pets are on a leash and carried in the lobby, elevators and within the building. If an owner/resident cannot carry his/her pet(s), he/she must use the service elevator and enter and exit through either the service entrance, or the staircases leading to the exterior of the building. All pet accidents (solid wastes and urine) that occur within the building or elevators or walkways are immediately reported by the pet owner to the front desk. The pet owner must pick up and clean up the accident without delay as if it was an accident in their living room. Pets must be on a leash no longer than 6 ft. long at all times. All owners/residents must use the designated dog walk for their pets to discharge solid and liquid waste. These areas are clearly marked, and doggie bags are available. The resident must pick up all solid wastes and dispose of such wastes in appropriate containers. Pets are not allowed on the balcony of a unit unless the owner is present. No pet is allowed to commit a nuisance in any common element or inside a unit. Guests and visitors are not allowed to bring pets. You can check for your unit owner assessment fees in various ways. In this website, you can go to the documents tab, click on budgets, search the current year budget PDF file. Once there, go to the last page and look for your unit and it will show you the current year maintenance fees with Reserves. You can also click on the “your account” tab at the bottom of the website home page to view your maintenance fee and make online payments there. You can also call the management office at 954-925-9416. All maintenance fee payments are due monthly on the 1st day of each month and is considered late after the 10th day of each month. Any late payments ate subject to interest of fifteen (15%) per annum from the due date until paid and shall be subject to an administrative late fee in the amount of $25.00. This applies to any special assessment that may be imposed by the board of directors as necessary. To sign up for automatic ACH payments, please contact the management office to register.
Please note that there is a maximum number of residents that can be finger print registered per unit occupancy. Below are quick bullet point references to the details of finger biometric registration enforcement:
- Up to 5 occupants maximum per 2-bedroom unit, including deeded unit owners. Up to 3 occupants maximum per 1-bedroom unit, including deeded unit owners (definition on page 8 of the rules and regulations).
- Only residents who have been properly screened and have had their criminal background check processed with association approval can have their finger prints registered.
- No children under the age of 14 will not be fingerprinted.
- Owners who have their unit rented will be deactivated during he term of the lease.
- Significant others who live with you can have the fingers registered so long as they have gone through the correct background check and is within the limits of occupancy restrictions.
- Guests cannot have their fingerprints registered and must register at the front desk and residents present at all times.
- Families with 4 children as an example, if you´re in a two bedroom unit, up to five occupants / owners. For example, husband, wife and up to three children. Unit owners can decide which of the four children will be fingerprinted and request an access card for the dates the fourth adult child (legal age) will be visiting the unit.
- Access cards are only for the use of registered residents that exceed the maximum occupancy restriction and no more than 2 access cards per unit can be active at any time. For example, husband, wife, and up to two children. Unit owners can decide which of the two children will be fingerprinted and request an access card for the dates the second adult child (legal age) will be visiting the unit. Please note if you have 4 names on the deed, occupancy limits per rules and regulations will supersede for fingerprinting purposes.
- Access cards cannot be purchased to be active for 365 days. All access cards have a begin date and an end date and will be subject to approval prior to issuance.
Please note that no more than two (2) parking spaces per unit will be registered for surface and parking garages. Only one parking space will be registered if county deed only has one unit owner on file. Residents on lease agreement will be permitted up to two parking spaces if all parties are on lease application. Below are quick bullet point references to the details of parking enforcement:
- To register your vehicle, you must complete and submit the association vehicle registration form along with proper vehicle registrations in the vehicle owners name.
- Registered vehicles in unit owners name will be issued an RFID sticker for $25.00. This RFID sticker, if removed will become automatically inactive and a new one will need to be purchased to self-park in the resident parking garages. All vehicles with an RFID sticker must also display the RHB blue sticker.
- For resident rental vehicles, the appropriate vehicle rental contract in the name of the resident must be submitted, we will activate the RFID hang tag for the duration of the rental agreement. A weekly rental agreement must be provided to activate new dates for RFID hang tag.
- An owner who doesn’t lease his/her unit and only here for two weeks out of the year, and doesn’t want to register his/her car or purchase an RFID for $25, can call in advance and have a RFID hang tag waiting for them at the FD for the two week stay will be provided in order to self park, provided this was done with enough advanced notification. The RFID hang tag must be returned at the end of the duration, or there will be a $50.00 charge applied to the unit/resident.
- Vehicles with no RFID sticker or hang tag must park with valet and pay applicable fees or vehicle may be subject to towing at owner’s expense. Please refer to parking FAQ form and Rules and Regulations for further information.
All Association forms and Official documents can be found in the website under “Residences on Hollywood Beach” tab located at the top of the home page. All service providers and contractors must first check in at the front desk and speak with the chief engineer prior to doing any work in the building. There is a $1,000.00 deposit required for all construction as to remodeling and hard flooring and any major electrical, plumbing and full major renovations that requires architectural plans and permits. Only licensed and insured contractors are allowed to work in the building, no exceptions. Contractors must provide the management office with a copy of their certificate of insurance naming the Association as an Additional Insured and a current trade license. Contractors will not be granted access to the building without these documents on file. Any construction or improvements beyond painting in a unit is subject to prior approval in writing by the property management and may require permits. All work in a unit is done Monday to Friday from 9:00 a.m. to 5:00 p.m. and the contractor must be out of the building by 5:00 p.m. No construction or renovation work is allowed on Saturday, Sunday or Holidays. All contractors are responsible for removal of all debris from the property daily. Unit owners are financially responsible for any damages or debris removal caused by a unit owner’s contractor or workers. To protect the carpets and flooring, the resident is required to place protective coverings throughout the common areas from baseboard to baseboard; and remove them by 5:00 pm each day. The owner/resident/renter are responsible for damage to carpets, walls, elevators or any other common elements. Failure to use floor or carpet protectors will result in immediate work stoppage until the floors are protected.
