How much are my monthly dues?

Currently are $70, payable on the 1 st of each month. Payments received after the 15 th of the month are deemed to be late and a $15 late fee is added.

The 2 nd Thursday of the month from October to April at 7 pm in the clubhouse. Others meetings scheduled as needed.

Every Thursday. Additionally, our refuse company provides a second pick up each week designated for either yard waste or bulk trash only. Consult the calendar in the monthly newsletter for exact dates.

No, any landscaping, including trees, is the homeowner's responsibility.

HOA fees provide for all lawns to be fertilized in both the spring and fall. Weed control however, is the responsibility of the individual property owner.

Everyone’s schedule is different. Following state of Florida guides, current schedules call for twice weekly waterings of 60 minutes each. Additional questions may be directed to the volunteer individual in charge of the sprinkler system.

The HOA is responsible for all water lines leading from the wells to a property owner’s yard as well as the electronics necessary to run the system. Sprinkler lines, and all sprinkler heads, within the yard are deemed to be owned by the property owner. Each owner bears the responsibility for maintenance/upkeep/replacement of all sprinkler heads and all lines on their property.

Yes. Consult the “Resident Services” section for a list of who to contact. This volunteer can answer any questions regarding clubhouse rental including fees.

You can contact the HOA office and request a “Visitor Parking Pass” which is a hangtag for the rear-view mirror that is good for up to 14 days. This allows an additional vehicle to park in your driveway.

Yes. Rental period must be for a minimum of 30 days and can only be rented to a maximum of four people.

What is the Difference Between Yard and Bulk Trash?

Yard waste means decomposable waste materials generated by yard and lawn care and includes leaves, grass trimmings, brush, wood chips, and shrub and tree trimmings. Yard waste shall not include roots or stumps that exceed six inches in diameter. There is a two cubic yard maximum.
Yard waste needs to be placed in a separate container, bagged, or tied in bundles; Maximum 50 lbs. per bundle, bag or container please.

Bulk waste is considered to be household items, such as mattresses*, couches, chairs,coffee tables, bed frames, rolled-up carpet, old toilets and more, that are too large to fit in the provided cart. Extra garbage bags are not considered bulk waste. There is a two cubic yard maximum.
Couches and other large items do not need to be called into Florida Waste Solutions for pickup.
Construction and demolition debris will not be picked up with bulk waste.
*ALL MATTRESSES should be wrapped in plastic.

These items should not be placed out with other bulk items. For pickup of white goods/appliances AND tires, call 863-655-0005 (Florida Waste Solutions).
