What is included in the monthly maintenance fee?

Included in the quarterly maintenance fee is: Onsite management, Maintenance personnel, Front desk Service,  Water, Bluestream TV & Internet, Garbage, Recycling and Sewer, Pool, Tiki Hut, Dock, Fitness Rooms, Game room, social room, Building Insurance, Pest Control, Janitorial Service of Common Areas and Landscape Maintenance.

Is the Community gated?

Yes, there are security gates that secure the back parking lots.

What are the requirements to purchase or lease a unit?

Are pets allowed?

Pets are limited to one pet per unit, 30-pound limit.  Small dogs, cats and caged domestic animals must be approved by the Board of Directors.  Visiting pets are not allowed.  Pets must be carted or carried when outside of the residential unit, until exiting the building.

What are the laundry room hours?

Laundry room facilities are conveniently located in a laundry room on each foor of every building.

Do overnight guests need a guest pass to park?

All visitors and guests must be signed in at the front desk.  A visitor is a person not staying overnight.  A parking permit will be provided if needed.

Why would a vehicle be towed?

Any vehicle will be towed if it is improperly parked in a reserved space, or if parked on the grass, or if blocking a fire hydrant, dumpster or building entrance. Also, trailers or recreation vehicles are not allowed without written Board approval.  Non-approved vehicles are subject to towing at owner’s expense.  No motorcycles are permitted on property.

What are the pool hours?

The pool is open from dusk to dawn. There is no lifeguard on duty. Swim at your own risk.

How often may a condo be rented per year?

Renting or leasing a unit is not permitted in the first year of ownership, after which the unit may only be rented if the rental percentage in the building is less than 15%.  Once both of these qualifications are met, upon application and approval by the Board of Directors, a unit may be leased one time per calendar year with a 3-month minimum lease.
