A. Occupancy of Units 

A.l Each unit may be occupied only as a single-family residence. (DEC 17 A; BL 1 Xm 3,A) 
A.2 If a unit owner desires that another person become an additional resident, a Certificate of Occupancy shall be filed with the Association and a full screening with credit and background check will be done before the additional occupant takes residence.

 

B. Use of Units

B.1 Use of units for business, professional or other commercial purpose is prohibited. (DEC 17 A; BLlX.3.A.D.M) 
B.2 Owners shall not use or permit the use of their premises in any manner that would be disturbing or constitute a nuisance to occupants of other units (DEC l7.C. BL I X.3.B) Noise levels (televisions, radios, etc.) must be kept to a minimum between the hours of 11:00 pm and 7:00 am.

C. Guests

C.1 Children shall not be permitted to play in the walkways, corridors, elevators, recreational areas, or other common elements.

D. Common Elements

D.l Common elements comprise all portions of the Condominium property that are not contained within the walls of any unit or within the terrace of any unit. No structural changes are to be made to the common elements of the Condominium - terraces included. (DEC 8,9) Tile, outdoor carpet, painting, or any other material is prohibited to be applied to the surface of terrace.

E. Recreational Facilities

E.1. Use of the recreational facilities shall be denied to any person whose behavior is disruptive to other users or interfere with the quiet and peaceful enjoyment of the recreational facilities by others. 
E.2 Any gathering open to the entire Association may be permitted to bring in food and drink to the lounge, library or lobby. 

F. Parking

F.1 Parking spaces were assigned to the unit at the time of the original sale of each unit by the developer, and the right to use a designated parking space passes as an appurtenance with each subsequent sale to a new owner.  A unit owner may not transfer or assign use of the parking space identified with his unit except in connection with the sale of the unit. G. Restricted Areas

Entry to Elevator Machinery Rooms, Pump Rooms, Telephone Terminal Rooms, Roof of each building, and other areas used primarily or solely for utility or service functions is prohibited to all persons except employees of the Association and personnel employed or authorized by the Association to provide maintenance and repair services.
