What is included in the monthly maintenance fee?

Included in the monthly maintenance fee is: Water, Basic Cable, Garbage Collection, Sewage, Pool, Gym, Clubhouse, Building Insurance, Pest Control.

Is the Community gated?

Yes, there are security gates that secure the property.

What are the requirements to purchase or lease a unit?

See the Sale/ Rental Application checklist for a current list of requirements.

Are pets allowed?

1 dog, under 25 pounds is allowed per unit. The pet must be registered and approved by the association.

What are the laundry room hours?

Laundry facilties are conveniently located in a laundry room on each foor of every building. Machines are coin operated available to use daily between 8a-9p.

Do overnight guests need a guest pass to park?

Yes! Guests that visit for more than 24 hours must obtain aguest pass from the office. Guests must park in guest spots and must display pass on the dashboard of car.

Why would a vehicle be towed?

Any vehicle will be towed if it is improperly parked in a reserved space, or if parked on the grass, or if blocking a fire hydrant, dumpster or building entrance.

What are the pool hours?

The pool is open from dusk to dawn. There is no life guard on duty. Swim at your own risk.

How often may a condo be rented per year?

Upon receving a business license from the city of North Lauderdale, a condo may be rented once every 12 months, A cppy of the business license, the current lease and propery insurance must be provided to the office annually.
