MAIN LOBBY LEVEL

 

On August 24, Zyscovich Architects gave a presentation on the repairs for the main lobby level. 

For your convenience samples have been placed in the lobby.

Main Lobby Level Upgrades

Zyscovich Design Narrative

 

The refresh of the Lobby Level Upgrades of Bristol Tower is predominantly guided by one principal idea: 

 

 - That the strong architectural features and existing color palette of the lobby be the driver for new design decisions.  As such, the Main lobby has been refined with new lighting and furniture to enhance the existing design.  The furniture and artwork is a curated collection of iconic pieces, selected to enhance the iconic nature of the building.  A new silver leaf finish on the central ceiling of the Main Lobby and the Back Lobby bring a strong focal point tot he central radiating movement of each respective space.

 

The introduction of a few new materials:  walnut wood, Calacatta marble and Arabescato Grigio are chosen to complement the existing color palette, as well as impart a fresh face with classical muscle for an enduring design.  They are crafted in the details, such as fluting, already present in the existing design.


With a consistent finish and detail palette from area to area, a cohesive design approach is established from the Main Lobby through each spatial experience on the ground floor, and up to the newly refurbished Residential Hallways.  It is an appealing and elegant approach to freshen the existing interior of the building and enhance its inherent design.

Zyscovich Design Narrative

 

The new design of the Residential Hallways took its cue from the existing design of the Lobbies and their distinctive detailing, particularly in their proportions, and the strong presence of the fluted expression. Since the Lobbies are a design meld of a few periodic styles, it is important for us to create new insertions that allow the existing colors and details of Bristol Tower to hold court. The solution for the Residential Hallways is designed as such: a finely proportioned space in a neutral color that allows the fluted texture to be the predominant feature. The introduction of the cool neutral tones is derived from the veining accent of the lobby stones as well as the color of fluted detail in the lobby fascia. It is an appealing and elegant approach to freshen the existing interior color palette of the building.

 

Finance Committee Statement Regarding Plan B Upgrade Option

Regarding Plan B Option for resident hallways and service hallways, the Finance Committee has analyzed Bristol Tower's most recent Reserve Study dated December 28,2015 and concluded that the repair/renovation costs in Plan B Upgrade Option have been contemplated in calculating our reserve funding requirements. Our current Reserve Account has a $1.2 million balance, which will be replenished by another $400,000.00 by year-end, based on our current quarterly maintenance/assessment fee schedule. Therefore, the FC has concluded that the funding of the Plan B renovation is an appropriate use of our existing Reserve account, should the Association vote in favor of the Plan B Upgrade Option.
