Community Updates and Reminders
Dear Residents,
We would like to share a few important community updates and reminders:
Plumbing Water Shut-Off Schedule
At the June Board Meeting, the Board approved a new procedure for water shut-offs required for plumbing work inside individual units.
Effective immediately:
- Building 8: Water shut-offs will be scheduled on the last Tuesday of each month.
- Building 7: Water shut-offs will be scheduled on the last Thursday of each month.
Owners requiring a water shut-off outside of these scheduled dates will be subject to a $50 service fee, except in emergency situations.
Please note that whether the water shut-off is scheduled on the designated monthly dates or requested outside of those dates, the plumber performing the work must provide:
- A valid plumbing license.
- A Certificate of Insurance (COI) naming DeSoto Park North Condominium Association, Inc. as the certificate holder.
The certificate holder information must read:

No water shut-off requests will be approved until the required documentation has been received and reviewed by Management.
50-Year Recertification Project
As previously communicated, and as many of you can see, balcony and exterior wall restoration work has been underway in Building 8 for approximately one month as part of the Association's 50-Year Recertification Project.
During the course of the project, we have discovered that many of the unit keys currently on file in the Management Office are no longer valid or have not been updated.
As required by the Association's governing documents, all owners must provide the Association with a current key to their unit for emergency access purposes.
To verify our records, Management will be conducting a key audit on June 22 and June 23, 2026.
Owners whose keys are not operational or who do not have a key on file with the Association will receive a violation notice. Failure to comply may result in a $100 fine in accordance with the Association's Rules and Regulations.
Please consider this communication your first notice and take the opportunity to update your key with the Management Office before the audit dates.
Pool, Sauna and Tennis Court Rules – Summer Reminder
With the school year now concluded, many children and teenagers will be spending additional time within the community. We kindly ask all residents to review and comply with the Pool, Sauna, and Tennis Court Rules posted throughout the recreational areas.
Please remember:
- Children may not use the pool, sauna, or tennis court areas without proper adult supervision.
- Owners and residents are responsible for the conduct of their children and their children's guests while using the Association's amenities.
- Please remember that owners and residents are responsible for the conduct of their children and any friends or guests they bring into the community. Any damage, rule violations, or misconduct may result in charges, violations, or fines to the responsible unit.
- Please be respectful of neighboring residents and avoid excessive noise, inappropriate behavior, or activities that interfere with the peaceful enjoyment of the common areas.
Pool Operating Hours
Residents are reminded that the pool area is open daily from 8:00 AM until sundown.
Please note that the pool deck, pool area, and surrounding amenities are closed after sundown. Residents, guests, and children are not permitted to remain in the pool area during nighttime hours, even if they are not using the pool.
The pool area is closed from sundown until 8:00 AM the following morning. Residents, occupants, and guests are not permitted to use or remain in the pool area during these hours. Violations may result in fines and other enforcement actions as permitted by the Association's Rules and Regulations.
